§ 15.36.150. Floodway (FW) overlay district

  • The following uses having a low flood damage potential and not obstructing flood flows shall be permitted within the floodway district if permitted in the underlying district and provided they do not require structures, fences, fill or storage of materials or equipment.

    No new use or substantial improvements shall be permitted in the floodway which would increase the regulatory flood elevation. No use shall adversely affect the capacity of the channels or floodways of any tributary to the main stream, drainage ditch, or any other drainage facility or system.

    A. Permitted uses:

    1. Agricultural uses such as general farming, pasture, grazing, outdoor plant nurseries, horticulture, viticulture, truck farming, forestry, sod farming, and wild crop harvesting;

    2. Residential uses such as lawns, gardens, parking areas and play areas;

    3. Nonresidential areas for parking and loading;

    4. Public and private recreational uses such as picnic grounds, parks and wildlife and nature preserves.

    B. Special uses, to be approved by the board of adjustment in accordance with the exception requirements of the Pratt zoning ordinance:

    1. Extraction of sand and gravel and other materials;

    2. Marinas, boat rental and docks;

    3. Railroads, streets, bridges, utility transmission lines and pipe lines.
